Director of Buildings & Grounds

The Director of B&G provides leadership and oversight of the Buildings & Grounds Department which consists of a unionized crew responsible for the maintenance, repair, and project work on a large rural campus in upstate NY. The Director oversees the supervisors for Grounds/Horticulture, HVAC/Plumbing, Electrical, Carpentry, and Transportation. The Director is also involved with construction, capital, and renovation projects.
 
The Director of B&G is a key position at the College. Their work is challenging and requires strong leadership, the ability to shift focus and re-prioritize, as needed, and be solution driven. The successful candidate must not only have the qualifications and experience to do the job, they must also have the ability to communicate across constituencies and lead an established crew effectively and efficiently. This is a full-time, exempt, 12 month per year position reporting to the VP for Administration. The successful candidate will excel at working in a community that is broadly diverse with regard to race, ethnicity, socioeconomic status, gender, nationality, sexual orientation and religion.
 
Duties:
  • Lead, supervise, and support a skilled and established group of managers;
  • Oversee daily operations of the department;
  • Learn and follow the terms of the existing Collective Bargaining Agreement;
  • Work collaboratively with other College departments to meet needs and achieve goals;
  • Serve on relevant College committees and working groups;
  • Communicate effectively and respectfully across all constituencies, from the President of the College to faculty, staff, students, and guests;
  • Represent the College professionally when engaging with external stakeholders, such as the Town Planning Board, vendors, architects, and other campus visitors;
  • Manage department budget and maintain accurate records.
  • Work with inspectors and other regulatory agencies to ensure compliance with regulatory requirements.
  • Coordinate with other campus leaders on facilities related campus emergency situations during regular business hours, nights, weekend, and holidays.
Essential Skills:
  • 7+ years of management experience; 
  • Trained in Facility Management, Architecture, Building Construction, Construction Management, Trades, or other relevant field.
  • Experience working in higher education or other campus environment required;
  • Knowledge of facilities, trades, construction and/or preventative maintenance;
  • Strong leadership, supervisory, and team building experience;
  • Ability to effectively lead an established team of long-time employees;
  • Collective bargaining experience;
  • Knowledge of OSHA standards and regulations;
  • Strong written and verbal communication skills;
  • Ability to maintain composure and professionalism in stressful situations;
  • Solution-oriented problem solving skills;
  • Willingness to learn and adapt;
  • Understanding of conservative budget management;
  • Successful candidate must live within a 30 mile radius of campus or be willing to relocate within first year;
  • Possession of a valid U.S. driver's license. 
Preferred Skills:
  • Capital project/construction management experience;
  • Understanding of maintenance needs of historic buildings and campuses;
  • Knowledge of the maintenance of artificial turf.
  • Openness to engaging with creative and out-of-the-box problem solving.
Supervisory Responsibilities:   
Managers in HVAC/Plumbing, Electrical/Telecommunications/Fire Safety, Carpentry (Painting and Masonry), Grounds/Horticulture, Transportation, Sustainability, Post Office/Shipping & Receiving, and office staff within Buildings and Grounds.

Physical Demands: 
  • Must be able to sit for extended periods of time and work in a standard office environment.
  • Must be able to occasionally lift up to 70 pounds.
  • Must be able to work weekends and evenings, as needed.
