Facility Manager - Carpentry, Painting & Building Services

The primary duties of the Facility Manager include, but are not limited to, managing the carpentry, painting and lock and key support services at the campus.  Management of contractors and vendors to perform maintenance and repair services.  Project management of capital and expense projects of the buildings and grounds.  

Key Duties:
  • Manage the maintenance, repair and project work of the Carpenters, Painters, Locksmiths and other assigned employees.  Ensures proper aesthetics and safety of the campus buildings, fountains and other facilities.  Ensures proper repair of furniture, masonry, doors and hardware, roofs and gutters, flooring, walls, windows, cabinetry and foundations.
  • Orders and maintains signage for the campus including, but not limited to, banners, ADA signage, plaques and road, parking and building signs. 
  • Manages contract services including, but not limited to, pest control, power washing, painting, roofing and window washing.  Ensures work is performed consistently in accordance to the contract.
  • Manages and assigns work requests submitted into the work order system by students, faculty and staff.  Ensures work is completed in accordance to department service standards.
  • Maintains the inventory control program for the campus materials, tools, parts, furniture, fixtures and equipment. Ensure that inventories are secured, organized and maintained at optimal inventory levels to prevent delays in work.
  • Manages employees adhering to and enforcing policies and procedures.  Maintain progressive discipline program and records for assigned hourly employees fairly and consistently.  Completes performance evaluations and training as necessary.
  • Review and manage time off requests and schedules for all assigned employees. Review and approve time cards and address attendance issues or unauthorized OT.
  • Ensures that employees are properly trained before performing maintenance and repairs.  Makes certain that the use of equipment and tools are safely used and complies with OSHA and Ansi regulations.
  • Works with architects, engineers and designers on projects, repairs, remodels, renovations and events.  Reviews submittals and plans for accuracy.  Submits necessary paperwork to obtain building and fire permits through the local or county building departments. 
  • Coordinates and assists in the completion of building, health and safety assessments.
  • All other duties as assigned.
Qualifications
  • Must have a minimum of 5 years of construction, painting or combination of other maintenance related experience and with managing projects in excess of $500,000.   Possess the capability to oversee multiple jobs and projects simultaneously.
  • Supervisory experience leading trades workers and managing vendors is desirable.
  • Must have excellent communication, interpersonal and comprehension skills with the ability to work with all levels of management.
  • Must possess computer typing skills and have experience with Microsoft Office programs including Excel, Power Point and Word. 
  • High School graduate or the equivalent.  A college degree or a Project Management certificate in a related field is desirable.
  • Familiarity and the understanding of the proper application of current building and fire codes, for example, mechanical, plumbing, electrical and fire is required. Must also possess a working knowledge of OSHA regulations.
  • Must be able to read and interpret blueprints and technical drawings.
  • Must have valid NY State driver’s license.
Physical Conditions:
  • Requires normal vision range, hearing, the ability to see color and the ability to distinguish letters, numbers and symbols
  • Requires climbing ladders and stairs 
  • Requires lifting, transporting, pushing, pulling and maneuvering large loads weighing up to 75 pounds with or without assistance

Salary Range:  $81,000 - $89,000
This salary range reflects the College's good faith and reasonable estimate of the compensation for the position at the time of the job posting. Salary decisions are dependent on several factors including but not limited to market and organizational considerations, experience, and qualifications of a selected candidate as well as internal and external equity.
