Bard College at Simon's Rock
Director of Physical PlantBard College at Simon’s Rock seeks an energetic, resourceful, and hands-on Director of Physical Plant. This is a key leadership position that works closely with all campus constituencies and coordinates, supervises, and leads the staff who support the physical plant facilities (interior and exterior). We seek community-minded, team-oriented people, who have experience working with diverse communities and colleagues, to help develop and foster an inclusive and welcoming campus climate that allows young students to flourish.
Areas of focus include: work order management program; computerized maintenance management systems (CMMS); environmental health & safety; engineering documentation; logistics; building, road, and ground improvements; custodial services; utilities; maintenance and repair; and construction management. Reporting to the Director of Finance and Administration, the Director manages a staff of 15 as well as external vendors.
Among other tasks, the Director:
- Manages a critical support department on a residential college campus.
- Manages the routine, preventative, and repair maintenance operation, including building maintenance (energy, carpentry, plumbing, locksmith, electrical), building services (housekeeping, recycling/trash), vehicles, and grounds (roads/pathways, lawns, trees, waterways).
- Administers the work order management system (Asset Essentials) and the computerized maintenance management system (CMMS).
- Prepares and administers the Physical Plant annual budget, including operational expenditures and capital projects.
- Oversees compliance, maintenance, operation, and routine evaluation of fire and other safety and protection systems for the College, including the storage, disposal, and safety protocols for chemicals and equipment in science laboratories.
- Coordinates necessary action to rectify building code and safety violations or citations from local, county or state governing bodies.
- Routinely inspects College property for unsafe conditions or observed unsafe practice which may lead to injury. Takes appropriate action to correct any unsafe condition or practice and reports all potential safety hazards to appropriate College personnel.
- Provides project management for campus capital projects and new equipment installations.
- Prepares RFPs and supervises plans, specifications and cost estimates for all internal maintenance and remodeling projects, and consults on infrastructure design and construction for larger initiatives.
- Organizes the Physical Plant support services for departments, offices, academic spaces, small events and major events (e.g. commencement), and summer programs.
- Proactively pursues sustainable (green) initiatives to promote a culture of environmental responsibility throughout the campus community.
- Operates and maintains College equipment and tools.
- Administers the purchase of gas and electricity on an annual basis.
- Communicates and coordinates with outside vendors, including researching and obtaining quotes for services and other facility needs; manages invoices, contracts, and service agreements.
- Works with inspectors and other regulatory agencies, ensuring compliance with regulatory requirements (e.g. HAZMAT, ADA, OSHA).
- Coordinate response with other campus leaders to facilities-related campus emergency situations during regular shifts, nights, weekends, and holidays; coordinate facilities-related response to inclement weather as appropriate.
- Administers all engineering documentation necessary to maintain current as-builts, warranty information, and operating manuals.
- Maintains the official College record of all drawings, layout and design standards of the facilities.
- Through attendance at professional meetings and by other means proactively remains abreast of current and best practices, and apprises the campus of recent developments in facilities operations and support.
- Ability to repair mechanical, electrical, and plumbing systems, or working knowledge of these systems
- Ability to maintain equipment and supply inventory
- Ability to read blueprints
- Ability to work in a safe manner following established safety regulations
- Ability to provide services, and ensure that vendor services are rendered, in a manner consistent with College policies
- Ability to foster a responsive and customer-service orientation within the department
- Working knowledge and experience operating equipment used in construction projects
- Experience with Microsoft Office suite, Asset Essentials (or similar work order management system), Google suite, databases, and the internet
- Strong leadership skills

Must have reliable transportation and possess and maintain a valid Massachusetts driver’s license including proof of personal vehicle insurance coverage. Possess and maintain a current Massachusetts construction supervisor license.

The Director of Physical Plant is responsible for a team of 15 staff, including custodial and maintenance staff. The Director is responsible to assign workload, hire, train, supervise, evaluate, and discipline staff, and manage work hours/timecards. The Director is responsible for ensuring that all employees adhere to College policies and procedures, and meet all legal and safety standards in the performance of assigned duties.
Education and Experience Requirements
The successful candidate will hold a Bachelor’s degree in Engineering, Facility or Construction Management, a related degree, or an equivalent combination of work experience (including specialty in a trade) and training. Six to nine years of progressively increasing responsibility is required, with experience that must have included construction, plant maintenance, budget management and capital expenditures, and successful supervision of skilled and unskilled maintenance employees. Highly developed organizational and task management skills are vital, as are a willingness and capacity to work actively in the field while managing personnel. Knowledge of all skilled trades and computer maintenance management systems is strongly preferred. Prior experience at an educational institution is desirable.
